The standard home inspection report will cover 5 BIG areas which are exterior, interior, plumbing, electrical, and Heating Ventilation and Cooling (HVAC).
The report will identify the operational condition of the following areas: heating system, central air system (temperature permitting), interior plumbing, electrical systems, roof, attic and visible insulation, walls, ceiling, floors, windows, doors, the foundation, basement, and structural components.
All homes inspected receive a report, I go over any major details at the time of inspection and you will receive the full quality report within 24 hours via email or a printed version can be mailed if you choose.

*What is a radon test?
Radon is a colorless, odorless, and tasteless gas and therefore not detectable by human senses alone. Radon is a gas produced by the decay of radium which is a cancer causing radioactive gas. The U.S. environmental protection agency (EPA) estimate that as many as 20,000 lung cancer deaths are caused each year by radon. Radon is everywhere in the U.S. and it seeps out of the soil through cracks, holes and drain pipes in the foundation or basement. A radon test by standards takes initially 48 hours and from the results action goes from there. If the test shows an average above the EPA action levels the EPA recommends mitigation to reduce your exposure to radon gas. Testing and mitigation are really inexpensive and if results show mitigation is necessary there are DIY kits and local companies that are involved with mitigation. You receive an easy to read document with the test results and my assurance that we will have your home healthy for years to come.

An inspection of your property you are about to rent is a safe and ideal way to make sure you are aware of the health, and safety issues that could arise during your contract with your landlord. It gives you a full report of the current condition and state the property is in so when its time for you to move out you"ll have a certified report on the state of the property before and after you.
